Staging 

When you list your home for sale, you already know that your living spaces need to look their best. But when prospective buyers are evaluating a home, the whole property has to shine. We live in our homes differently than when we sell them and one of the ways I help my sellers get top dollar is through my Specialty Staging service which I include with my listings.  

From a signature welcoming wreath on the front door to rearranging furniture in a way that allows the function of each room to be clear to just the right accent or artwork to brighten up the space, staging when combined with professional photography gets more buyers into the home, creates more buyer demand, and results in a higher offer price.

The value of your home is based on:

Although the first variable is fairly black and white, the other two aren’t. It takes a human expert to review these two other variables to translate how a home’s value is affected.  

For example, what if your home has a view of Lake Michigan, but your neighbor’s view has been overgrown by trees? What if your neighbor just installed a new heated driveway with landscaping? What if you recently upgraded your appliances? What if you just upgraded your backyard to creating a new outdoor living area? The AVM doesn’t make these types of adjustments.
